Short Sales Part 1
Let’s talk short sale first! Back in the begging of 2006 when we were doing short sales or when everybody else was in denial of what was happening in this market? When the file is done right and sent to the lender for review they would look at it and say yes or no and take a stand and on whether to take a discount or not. If it makes since for them they will except the offer. Only after the BPO’s have been done and the lender and the investor have agreed on the discount. Real estate agents need to educate your buyers and sellers on the process of the short sales. It will average about 90 to 180 days from start to finish if a full package of documents are in order and sent to lender at the same time ! NOT in pieces that’s the biggest mistake in doing short sales is that the lender gets a package with a low ball offer and a couple of other documents. You’re better off waiting and sending a full package to the lender. I average 25-35 short sale at any given time and help other realtors get there files closed.
